About us
Hello! My name is Nick and my wife Niki and I are the owners of Zenith Overlook. We live in sunny Miami Florida with our 2 Golden retrievers, Ellie and Ruby. I am a pharmacist and Niki is a Travel agent. We love to go on adventures, try new food and also to enjoy just relaxing, staying at home and play board games 🙂
We love Ellijay and the Blue Ridge Mountains because it is the perfect mountain escape with plenty of things to do, yet very easy to just relax and unwind. Most importantly, Zenith Overlook is perfect for both!
Although we try and visit as much as possible, when we are not using our family cabin, we love to share it with others! So please, feel free to reach out, ask questions, or for our favorite recommendations, we would love to chat and have the opportunity to host you!

What are your Terms & Conditions?
While we have a comprehensive set of terms and conditions, here are some key details you need to know before booking:
– Cleaning Fee: There is a cleaning fee of $199 to ensure a pristine and comfortable environment for your stay.
– Children Allowed: We warmly welcome children to our home.
– No Events: To maintain a peaceful atmosphere for all guests, we kindly request that no events or parties take place on the property.
– No Smoking: For the comfort and well-being of all our guests, we have a strict no-smoking policy throughout the premises.
– Maximum Guests: Our Home can accommodate a maximum of 12 guests, ensuring a cozy and enjoyable experience for everyone.
– Minimum Age of Primary Renter: The primary renter should be at least 25 years old.
What is the Cancellation Policy?
We understand that plans can change, so we offer a flexible cancellation policy. If you cancel at least 30 days before check-in, you will receive a 100% refund of the amount payable. In addition, cancellations made within 30 days before check-in, we offer a 50% refund (minus the service fee).
Is your Home pet friendly?
Furry Friends are welcome at Zenith Overlook! We just ask no more than 2 without permission, and to please pick up after them :). No cats please due to allergies in the family!
What are the check in and Checkout procedures?
Our Check in time is 4:00pm. If our cleaning team gets done early we will happily let you know so you can have access. Our standard checkout time is 10:00 am. You will recieve a personal door code about 24 hours prior to check in.
How do the Amenity passes work for Pools, Gym, Mini Golf and Parks?
Amenity Passes are included in your stay, each pass allows 4 guests, and 2 passes will be available free of charge (8 guests access at once) if additional passes are required they can be purchased for $59 for the entire stay. The passes will provide access to all the amenities for your entire stay!
