About us

Hello! My name is Nick and my wife Niki and I are the owners of Zenith Overlook. We live in sunny Miami Florida with our 2 Golden retrievers, Ellie and Ruby. I am a pharmacist and Niki is a Travel agent. We love to go on adventures, try new food and also to enjoy just relaxing, staying at home and play board games 🙂

We love Ellijay and the Blue Ridge Mountains because it is the perfect mountain escape with plenty of things to do, yet very easy to just relax and unwind. Most importantly, Zenith Overlook is perfect for both!

Although we try and visit as much as possible, when we are not using our family cabin, we love to share it with others! So please, feel free to reach out, ask questions, or for our favorite recommendations, we would love to chat and have the opportunity to host you!

  Nick is a great host! Communication was excellent- very prompt and helpful responses. Tip for dog owners- there's very little grass around the house, sometimes that matters for picky dogs. The house was nice and convenient to Elijay. We enjoyed our stay.

  We had a wonderful stay! The neighborhood was quiet, and we really enjoyed the peaceful surroundings. Watching the deer each morning and afternoon was such a highlight. Nick was extremely helpful, and communication was effortless. We followed several of their recommendations and were very pleased. Our family loved the rooms and the games, and it was exactly the relaxing experience I was hoping for. Overall, it was a great stay, and we’d definitely stay here again

  We had an amazing time! The kitchen was the best stocked and organized kitchen of any place we have ever stayed. Everything was exactly as described. The passes to the local recreation center were a huge hit. We played mini golf and swam all afternoon. Every little detail was thought out: every light switch was labeled, there were extra towels for the hot tub, clear instructions for how to work everything in the house.   Nick was a wonderful host. After a different air bnb fell through an hour before we were supposed to leave on our trip, I contacted Nick and he was able to get us into the house in less than 6 hrs. We greatly appreciate the responsiveness and accommodations. The house was wonderful we had 3 couples, one single and an infant- there was still room to spare. We didn’t bring a dog with us, but we noticed how well they had it ready for a dog or children. Thank you again Nick!

  The whole family had a great time. There were 11 of us and we were there for two weeks. We had the opportunity to play golf, go trail riding in UTV's, horseback riding, floating down one of the rivers, wine tasting and local shopping. Nick was a super host and responded right away to a couple small issues the same day which one was of our own doing. The kitchen was well equipped and the kids (that includes the big kids) enjoyed the game room. The deer are just everywhere and a bear enjoyed our trash one afternoon. Someone in our party (mostly me) enjoyed the jacuzzi almost everyday. Of course we had S'more's a couple evenings by the fire pit. I don't believe our stay could have been much better. Enjoyed it tremendously!

What are your Terms & Conditions?

While we have a comprehensive set of terms and conditions, here are some key details you need to know before booking:

– Cleaning Fee: There is a cleaning fee of $199 to ensure a pristine and comfortable environment for your stay.
– Children Allowed: We warmly welcome children to our home.

– No Events: To maintain a peaceful atmosphere for all guests, we kindly request that no events or parties take place on the property.
– No Smoking: For the comfort and well-being of all our guests, we have a strict no-smoking policy throughout the premises.
– Maximum Guests: Our Home can accommodate a maximum of 12 guests, ensuring a cozy and enjoyable experience for everyone.
– Minimum Age of Primary Renter: The primary renter should be at least 25 years old.

What is the Cancellation Policy?

We understand that plans can change, so we offer a flexible cancellation policy. If you cancel at least 30 days before check-in, you will receive a 100% refund of the amount payable. In addition, cancellations made within 30 days before check-in, we offer a 50% refund (minus the service fee).

Is your Home pet friendly?

Furry Friends are welcome at Zenith Overlook! We just ask no more than 2 without permission, and to please pick up after them :). No cats please due to allergies in the family!

What are the check in and Checkout procedures?

Our Check in time is 4:00pm. If our cleaning team gets done early we will happily let you know so you can have access. Our standard checkout time is 10:00 am. You will recieve a personal door code about 24 hours prior to check in.

How do the Amenity passes work for Pools, Gym, Mini Golf and Parks?

Amenity Passes are included in your stay, each pass allows 4 guests, and 2 passes will be available free of charge (8 guests access at once) if additional passes are required they can be purchased for $59 for the entire stay. The passes will provide access to all the amenities for your entire stay!
